What services should your listing agent offer you?

Before a seller signs the listing agreement, the seller and listing agent should create a separate agreement listing detailing exactly what the agent will do to sell the property.

Here are the service a seller should expect:

  • Signage - The For Sale sign in front of the house

  • MLS Listing - A picture and description listed in the Multiple Listing Service, will they list immediately, and will they have multiple listings?

  • Advertising Media - Have the agent list all the media that will be used.  

  • Direct Mail - 

  • Open Houses - How often and for whom?

  • Interactive Marketing - Virtual tour on line. View the agency's website.

  • eMails - Create an eCampaign

  • CMA - Will they offer a free comparative market analysis?

  • Listing Agreement - How long is the minimum listing period?

Ask agents for an estimate of typical seller closing costs.
  • Excise taxes.
  • Attorney or other professional fees.
  • How your share of property taxes for the year is calculated
  • Your share of property owner association fees, etc.
  • The real estate commission.
